Independent Commissioning Services
KD Engineering Co. was established in 1967 to provide T.A.B. (Testing, Adjusting and Balancing) services within British Columbia. As the complexities of building design grew, so did we, with the development of providing independent Commissioning Services starting with our first commissioning project in 1979.Based upon our vast field experiences and our technological background, we were one of a few companies selected and trusted to provide this new service. As we do not provide the services of building systems design, servicing of systems, installation (construction) or manufacturing of any systems components, we are truly independent in the delivery of all our specialized services.
KD Engineering’s commissioning department has a strong and dedicated staff with a combined experience of over 100 years. We have achieved this through a commitment to grow and diversify the skills of our staff by exposing them to a wide variety of projects and technologies. We embrace the changes and challenges of the industry and find ways to fit and complement both the design and construction communities alike.
A Building Commissioning Fable is presented here as a humorous analogy of what can be expected from a building which is not properly commissioned. While one would expect aircraft to be fully tested prior to production and public use, buildings regularly are not, which, with no exaggeration, results in the same problems as the hapless aircraft in the story. When we are describing the reality of our industry, it really is not very humorous. Buildings are complex and one-of-a-kind (even identical designs have significant differences due to the different trades, products and people involved). Buildings need commissioning. A properly commissioned project requires that the commissioning provider involved with the project have expertise in many varied disciplines. Some of these disciplines are:
- Coordination
- Mechanical systems
- Electrical and digital control systems
- Communication
- Documentation
- Leadership
This combination of skills is rare, and care must be taken to ensure that the selected Commissioning Provider possess all these skills and more. KD’s team of commissioning personnel includes engineers,technologists and technicians, with backgrounds in design, testing and balancing, building operations,controls and maintenance manual preparation. In addition to hiring a qualified commissioning provider,past performance (on completed projects) must be reviewed prior to deciding upon which commissioning provider will ensure your project is completed successfully.
Types of Building Commissioning
Building commissioning can be carried out under various scopes and contractual arrangements. Here is a list of the major types of building commissioning.
- Mechanical Commissioning Agent for the Mechanical Contractor: (contract tender through to demonstration) — as generally practiced in British Columbia, Canada
- LEED Commissioning Authority for the Owner: (design through to full operation) — to achieve LEED certification on a project
- Commissioning Authority for the Owner (or Whole Building Commissioning for the Owner): (design through to full operation) — also known as Total Quality Management
- Re-Commissioning: (making it work again – or perhaps for the first time)
